Superior service for Listing a home on the MLS does not require the Seller to pay a
 5% or 6% commission.


It is true that the fee paid by the Seller is negotiable, however, the average real estate agent will try to convince the Seller that the amount of effort that they are going to expend trying to find a buyer requires that they get a 4% (more or less) commission upon sale of the property The fact is that 90% or more of all buyers find a property by one of three methods:

MLS Listing - A buyer, or another real estate agent, sees the property on the MLS and decides to see the property

 A buyer sees the property on the
REALTOR.com website and calls an agent and requests to see the property, Yard Sign

The Buyer drives by the property while scouting a neighborhood in which they would like to live, and based on 'curb appeal' decides that they want to see the property, then calls an agent to show it to them.

Most buyers do not find a home based on newspaper advertising, open houses, or direct mail campaigns to local home owners.

The vast majority of homes are sold because of an MLS listing and/or the yard sign and the internet

What is the 4% Discount Fee all about and how can it help me?

Why do you offer the Discount Fee for homeowners

Gene and Donna worked in a traditional real estate company and then Owned their own Century 21 Franchise Office before opening their own independent office, After reading several articles predicting that real estate transactions will be serviced for a Discount fee, Realizing that most people did not want to pay 5 or 6 percent commissions, he switched to a reduced commission option, Gene figured out about how much money it costs to sell a home for a client, including his time and his staff’s time. The price of a home does not change the amount of work that a Real Estate Agent does to sell a home. If anything, the lower priced homes are more time consuming as you are working with first time buyers and starter homes require more repair work to qualify for the appraisal.

How much money can you save me?

It depends upon your price. For example, the Bruns saved $8,000 when selling their home that sold for $450,000. The Bakers saved $18,200 when selling their home that sold for $610,000. Usually the higher the price of your home, the more you can save, as the traditional 6% fee is more money for the higher price homes.

Can I use one of your options if I do not have internet access?

Also, we are local, you can touch us, and you will meet us personally. Therefore, you have the opportunity to save you money, receive one-on-one personal service….ie human contact, and have full representation.

Why don't other Realtors companies offer the same program?

Most Realtors owners have several agents working in their company, each one working their business the way they want to. The clients are not the company's clients, they are the agent's clients. At Wright Realtors, Gene and Donna Wright's staff and consultants work for all the clients of Wright Realtors. So when you call the office, everyone knows who you are, what your goals are and there is much more personal service.

Will Other Realtors Still Have An Opportunity To Sell My Home?

Selling your home with Reduced Fee option still allows Realtors to have an opportunity to sell your home. Other agents will receive a fee if they sell your home. You are not keeping agents from making a living. If they have a buyer who wants to buy your home, we work with those Realtors also. The fee you pay another Realtor will be discussed at our consultation.

Don't The big companies offer more services to get my home sold?

We actually provide more services than the majority of real estate agents in the larger offices.

Before the market meltdown, the largest Stockton real estate company had 462 of their single family listings sell in 2005, but they had 85 agents. 462 divided by .85 equals an average of 5.43 listings sold per agent for the year. Company number two was even worse, 458 single family listings sold with 88 agents, that's 4.19 listings sold per agent for the year.
